Description

US GOVERNMENT SEEKS SOURCES FOR LEASED RETAIL AND RELATED SPACE

The U.S. Government currently occupies retail/office space in a shopping center under lease in DeRidder, Louisiana, that will be

expiring. The Government is considering alternative space if economically advantageous and is seeking to lease approximately 4,400 gross square feetof existing Class A or B retail space, in DeRidder, Louisiana, specifically in state zip code 70634. In making this determination, theGovernment will consider, among other things, the availability of alternative space that potentially can satisfy the Government’srequirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and non-productive agency downtime.

The ideal space would include the following: building specifications in compliance with all federal, state and local ordinances;

forceprotection standards in compliance with Department of Defense’s Unified Facility Criteria; outfitted with either designated or open parking. An initial fully serviced five year lease is intended. Off ered space shall not be in the 100 year flood plain and must be ready for occupancy by 31 Dec 2023.

Expressions of interest should include the following:

- Building name and address

- Floor plan drawing

- Digital photo of street view of property

- Area (BOMA rentable square feet & BOMA usable square feet)

- Rental rate per square foot rentable space (base + NNN)

- Common area factor(s) for available space, if applicable
